Impact of Metro on Residential Development in Borivali East

The current infrastructure consists of 2 routes for people working in South Mumbai, BKC, Andheri East, SEEPZ, Chandivali, JB Nagar/ Chakala and Powai via Western Express Highway and Mumbai Local Trains. Currently, its a nightmare to travel via Western Express Highway to Work considering the traffic situation due to ongoing Metro Work. Hence, people are left with the only option of travelling via Mumbai Local to save time and reach work place on time. But as we know the current situation of Mumbai Local Trains and People's dependence on the route, an ordinary Mumbaikar gets Sandwiched by the time he reaches office. During Rainy Season's situation is worse and during Summer's its the global warming that plays its role.

Connectivity for people staying in Borivali East and workplace at South Mumbai, Andheri East, SEEPZ, Chandivali, JB Nagar/ Chakala and Powai : 

Most of the people staying in Kulupwadi, Nensey Colony, Ratan Nagar, Daulat Nagar, Devipada, Magathane, Dattapada Road, Rajendra Nagar, Carter Road Nos 1 to 9, Kajupada, Siddharth Nagar and Thakur Village have to spend on an average 15mins to 30mins to reach the Borivali Railway Station on a daily basis. Thus spending time, energy and money on dual modes of transport i.e. Autos/BEST and Mumbai Local. Hence, the crowd travelling to Mumbai Local is humongous. Thus resulting in Over Crowded and Over Dependence on the Mumbai Local Trains with limited carrying capacity. Once the Dahisar East - Andheri East Metro Route becomes operational, it will result in less crowding of Mumbai Local albeit temporarily. A person can easily reach Ovaripada, National Park, Magathane and Mahindra & Mahindra Metro Stops to reach Andheri East Western Express Highway Metro Stop which connects to Andheri Railway Station, thus giving access to CST, Panvel, Versova, Ghatkopar, JB Nagar, Chakala and Chandivali. The Bengaluru Model of having Feeder Services from BMTC at various metro stations can be adopted to provide seamless and hassle free connectivity for people staying in various areas of Borivali East/Entire Mumbai to their respective Metro Stations. At the moment people travel from the above places in Borivali East to Borivali Railway Station and take trains for Churchgate or Dadar in the peak hours. Churchgate Station ultimately connects to Colaba via Road while areas like SEEPZ, Chandivali, JB Nagar/ Chakala and Powai are in the middle where at present there is Road and Limited Metro Connectivity in terms of operational Versova to Ghatkopar Metro Line. Hence, to reach the above places of work people get down at Andheri Station, take Versova - Ghatkopar Metro Line to reach Chakala/JB Nagar and Chandivali. Needless to say the Metro Route from Western Express Highway to Ghatkopar has been a blessing for people who had to travel via extremely congested roads to reach their office. It does result in delay to reach your office on time irrespective of how early one has left from home for office. The Metro Route has addressed this problem to a certain extent. A person who wants to reach SEEPZ and Powai takes Western Express Highway route. The JVLR road is often stuck in traffic jams during peak hours thus making one travel for a couple of hours to reach office from Borivali East. Once the Metro Route becomes operational this problem will be addressed since people will be able to avoid the peak hours traffic congestion by taking a Metro Till JVLR Junction. Once the Swami Samarth Nagar to Vikhroli Metro route becomes operational people will need minimum road usage and maximum Metro to reach their offices on time thus ensuring a seamless travel experience in Air Conditioned all weather free metro compared to Weather affected Mumbai Local Trains. Since, we witness utter chaos of traffic from Borivali East beginning from Mahindra and Mahindra till Goregaon The Hub Mall bumper to bumper traffic, this situation will ease with the Dahisar East - Andheri East Metro Route and lately Swami Samarth Nagar - Vikhroli Metro Route becoming operational. The travel challenge between Western Suburbs and Eastern Suburbs will reduce. 

Lastly, people falling from running trains during peak hours in Mumbai Local is a hazard which will be reduced in Metro because of its Automatic Open and Close Door technology thus saving hundreds of lives which are lost. 

Hence, the Impact of Metro on the lives of people will be a positive one in the long run. Improved connectivity will have an positive impact on the quality of life people live compared to what it is today. This will enhance the demand for Residential Development in Borivali because it will provide dual connectivity options to people staying here. Borivali will become an important residential hub because it will harbour the beginning station of Mumbai Local Trains towards Churchgate and Virar, Express Mail trains connecting to various parts of the country and having an internal metro route for intra-city travel to residents. The current development stands at Andheri CST/Panvel route being extended to Goregaon - CST/Panvel Route. This will surely reduce the burden on Andheri as a connecting hub.
